Key Commercial Real Estate was engaged in early 2014 by InterVarsity Christian Fellowship to help them analyze options for expanding their corporate office in Madison. InterVarsity currently owns and occupies a building on Schroeder Road that they were quickly outgrowing. As a result, they were considering multiple approaches to accommodate this growth which included renovating and expanding their existing building, constructing a new building on surplus land at their existing location, or selling their existing site and purchasing or constructing a building elsewhere. Key Commercial Real Estate worked closely with Strang Architects to fully understand the 50,000 square foot space programming needs of InterVarsity and to help them determine their best course of action. This analysis had to factor in both the requirements for new space and potential disposition strategy for the existing site. Ultimately, it was determined that purchasing an existing building elsewhere would best achieve InterVarsity’s budgetary and timing requirements for expansion. As a result, Key Commercial Real Estate represented InterVarsity in the acquisition of 635 Science Drive with a purchase price of $4,000,000 which had a closing timeline of just 45 days.
